WebCoffeeMUD is an excellent codebase, and a great selection if you want an already feature rich codebase that is highly customizible without needing to delve into the code yourself. I have a CoffeeMUD myself that is online, but which I haven't worked on in some time. I'd be willing to share some of the areas if you want, help you get off the ground.

WebFirst, you cannot link any rooms that is not in the area you are in, or is in an area that is a child area of the area that you are in. I realized this after I tried modifying to area and noticed a parent/child area parameter.
